DESCRIPTION

Senior Manager, AMER Strategy and Planning-can be based out of San Francisco, Los Angeles, or San Diego. As a member of the Global Real Estate & Facilities (GREF) team overseeing corporate office space, this role will oversee the creation and delivery of portfolio-wide AMER transaction strategies down to the city, building and org level and lead occupancy planning for Area 4 including California, Utah, Nevada and Arizona. The Senior Manager will be expected to 1) Align real estate strategy to business needs in partnership with key GREF Stakeholders 2) Maintain a customer centric approach and partner with both business leaders and employees to understand and influence space needs and requirements to inform supply and demand allocations3) Develop strategic recommendations to acquire or dispose of sites by leveraging Amazon’s size and scale 4) Translate business requirements into effective solutions aligned with the real estate and workplace strategyThe optimal candidate is an experienced, vibrant, and engaging professional who will excel within an entrepreneurial culture – providing vision, leadership, and communication – not afraid to dive deep into details and take ownership. They should also understand the nuance of being approachable, while at the same time consultative– providing direction/recommendations and fostering transparent relationships. The candidate must be able to balance frugality with creativity in offering solutions and approach problem-solving with an emphasis on root cause. An ideal candidate is able to navigate high level of ambiguity and demonstrate a bias for action, taking calculated risks in a fast-paced environment. The candidate must have experience managing teams. Key job responsibilitiesStrategy and Planning

  • Oversee supply and demand (current/forecast) requirements by org by city for respective area
  • Manage portfolio strategy and occupancy modeling scenarios and determine best path to achieve optimal outcomes in alignment with Amazon business goals
  • Identify opportunities and provide guidance to optimize space for all orgs within the existing portfolio and new acquisitions
  • Oversee the prioritization and presentation of AMER strategic insights and recommendations to lease, build, move, consolidate, close etc. sites to GREF decision makers and senior Business leaders for alignment
  • Oversee gathering unique business requirements inclusive of specialty program spaces (labs, studios, SCIF, executive suites, EBC’s)
  • Oversee attendance to inform occupancy trends
  • Effectively prioritize work efforts across vendor partner contingency
  • Oversee blocking, stack plan, program lock phases and phasing plans
  • Liaise with AMER real estate research, identify trends and provide strategic direction to support meaningful Business engagement and to aid the decision-making process
  • Responsible for creating program strategies for businesses to drive adoption of return to office/consolidation/hibernation scenarios
  • Support the implementation of best practices, including the continuous improvement of process, tools and templates
  • Identify business risks and mitigation plans
  • Present city level recommendations to cross functional teams (global BU SPM’s)
  • Effectively manage Cross functional engagement with stakeholders (SPM’s, D&C, MAC, RE&F) and customers to drive coordination of efforts
  • Serve as the single point of escalation for business embedded Space Program Managers
BASIC QUALIFICATIONS
  • A minimum of 10+ years professional experience required - a significant portion of which should demonstrate success in leading portfolio strategy and broad scale occupancy planning and move management projects
  • 8+ years of experience delivering cross functional projects
  • 8+ years of experience in program or project management
  • Bachelor’s degree or equivalent in Finance, Project Management, architecture, interior design or other related field
PREFERRED QUALIFICATIONS
  • Proven track record of large-scale portfolio strategy and occupancy planning experience
  • Must have exceptional communication skills and experience leading cross-functional teams through influence, advice, and modeled behavior versus micromanagement; excellent interpersonal skills; calm under pressure, able to de-escalate and effectively manage escalations at all levels of the company
  • A track record of championing speed, flexibility and frugality in the face of rapid change and extremely heavy workload
  • Highly competent with productivity software, including Microsoft Outlook, Word, Excel, Project, and SharePoint
  • Solid understanding of sourcing/procurement, project budgeting, vendor management and customer service
  • Comfortable with floorplans and space management software
  • Advanced skills in all Microsoft products
  • Strong ability to identify and solve ambiguous problems
  • Self-starter who sets aggressive goals and consistently gets results
  • Demonstrated ability to think strategically and successfully execute tactics
  • Effective resource management and project management skills

The base pay for this position ranges from $116,400/year in our lowest geographic market up to $216,500/year in our highest geographic market.
